Most Openers Do Not Need Replacing

An opener that has stopped working is usually one worn part, not a dead machine. Here are the faults we are called out for most often in London, what each one normally turns out to be, and what you can check yourself before you book anything.

The motor hums but the door does not move

Almost always the capacitor or a stripped drive gear, and both are repairs rather than a new opener. Sometimes it is not the opener at all: a broken spring leaves the door far too heavy to lift.

It closes partway, then reverses

The safety sensors near the floor are misaligned, dirty, or catching afternoon sun. If the sensors are fine, the close-force setting has drifted and needs resetting properly.

The wall button works but the remote does not

That split tells you the motor and the door are fine. It is a remote battery, a lost pairing, or a receiver problem, and reprogramming takes minutes.

Nothing happens at all

Check the outlet and the breaker first, then the trolley: if someone pulled the red emergency cord, the motor runs happily while the door stays put. If there is still no life, it is usually the logic board.

It stops halfway or works only sometimes

An overheating motor cuts out and comes back later, and a worn gear slips under load. Both get worse, and both are far cheaper to fix before the opener strands you.

Repair or Replace

Which One Is Actually Worth Doing

The opener is a separate purchase from the door, with its own clock. A dead opener on a good door is an opener job, not a door job. Here is how we decide, and we will tell you the same thing on the driveway.

Repair it

  • The opener is under about 12 years old.
  • One part has failed: a gear, a capacitor, a sensor, a remote or the wall control.
  • It still reverses properly when something blocks the doorway.
  • Parts are still made for the model, which is true of most Chamberlain and LiftMaster units.

  • It is 15 years or older, or it predates 1993 and has no photo-eye sensors at all.
  • The motor or logic board has gone, which is most of the cost of a new unit.
  • It uses a fixed code rather than a rolling one, which is a real security hole.
  • It is a chain drive under a bedroom and the noise is the actual complaint.
