Introduction
Most homeowners know about the bottom seal on a garage door. It is the rubber strip that flexes against the concrete every time the door closes, and it gets replaced often because it sees the most wear. What surprises a lot of London homeowners is that the seal around the rest of the door, the strips that run up each side and across the top of the opening, is just as important and almost always overlooked. We call those the jamb seals, and when they fail you get cold drafts, blowing snow, wind-driven rain, and the unmistakable hum of a heated garage that just will not hold its temperature.
This guide explains exactly what jamb seals do, how to tell when yours need replacing, the three common types you will see at a Canadian hardware store, and a step-by-step procedure for replacing them yourself. It is one of the most cost-effective home upgrades you can do in an afternoon, and it is fully DIY for the vast majority of homeowners. By the end you will know whether to grab a pry bar and a hammer on Saturday morning or pick up the phone and book a service call.
What a Jamb Seal Actually Is
A jamb seal, sometimes called perimeter weatherstripping or stop moulding with integrated seal, is the strip of material that runs along the two vertical wooden jambs (the side framing of the opening) and across the top wooden header. Its job is to fill the small gap between the moving door panels and the stationary framing, so that wind, water, snow and pests cannot push through. On most modern installations it is a single piece of vinyl, PVC, or rubber that performs two functions at once: it acts as the visual trim that hides the joint between the door and the building, and it flexes against the front face of the door panels to make a continuous airtight seal.
The DASMA Sectional Garage Door Terminology data sheet (TDS 160) formally calls the side pieces "jamb weatherseal" and the top piece the "header weatherseal." In day-to-day shop talk almost everyone just says "jamb seal" for all three.
It is worth being clear about what the jamb seal is not. It is not the bottom seal (the astragal) that rides on the door and presses on the floor. It is not the top weather strip between sections (the inter-section seal). It is not a structural part of the door. If you remove the jamb seal, the door will still open and close normally, but cold air, rain and insects will pour in around the perimeter. Why Jamb Seals Fail (and Faster Than You Think)
A new vinyl jamb seal is soft, flexible, and presses cleanly against the door. Five Ontario winters later it is often a different material entirely. There are five reasons it does not last forever.
- UV exposure. South and west-facing doors get hours of direct sun. UV breaks down the plasticizers in vinyl and rubber until the strip turns from supple to brittle. Once it is brittle, it cracks at the first hard freeze.
- Freeze and thaw cycles. Southern Ontario sees dozens of freeze-thaw cycles every winter. Water that gets between the seal and the wood freezes, expands, and slowly pries the strip away from the jamb. The nail or staple heads pop, then the seal pulls free in long sections.
- Wood movement. The wooden jamb behind the seal is itself moving. It swells in humid summer weather and shrinks in dry winter cold. The fasteners holding the seal loosen, and small gaps open up wherever the wood has cupped or twisted.
- Mechanical wear. Every open and close cycle drags the door panel across the seal lip. A door that is slightly out of square, that has misaligned tracks, or that has a worn roller will scuff the seal hard enough to wear a groove into it. - Lawn care, snow shovels and impacts. The bottom 30 cm of the vertical jamb seal gets clipped by string trimmers in summer and stabbed by metal snow shovels in winter. Most failures we replace start as a small tear near ground level and unzip from there.
Warning Signs Your Jamb Seal Needs to Be Replaced
You do not need to wait for the seal to fall off. Any of these signs is a good reason to inspect and usually to replace.
- Daylight along the edge of a closed door. Step inside the garage on a sunny day and pull the door down. Look at the perimeter from inside. Any thin line of daylight, anywhere, is a leak.
- Snow on the garage floor along the side of the door. Wind-driven snow finds every gap. A small pile inside the door after a storm tells you exactly where the seal has failed.
- Cracking, chalky, or hardened seal lip. Squeeze the seal between your fingers. New vinyl is rubbery and bounces back. Failed vinyl is hard, dry, and crumbles or stays compressed.
- Visible gaps, tears or missing chunks. Especially common in the bottom 30 cm and at the top corners where the side and header pieces meet.
- Whistling sound on windy days. Air whistling through a gap is the same phenomenon as a flute, and the seal has a hole somewhere along its length.
- Insects or small rodents inside the garage. Mice can squeeze through a 6 mm gap and bats and wasps through even less. A gap big enough for a draft is big enough for guests.
- Door surface wet after rain, even with no driving rain. The header seal is the most-missed failure point because most people only inspect the sides.

The Three Common Jamb Seal Types You Will See
If you walk into a Canadian hardware store and look at the garage door weatherstripping aisle, you will see three products that all claim to be "garage door jamb seal." They are not interchangeable, and choosing the wrong one is the single most common reason DIY seal replacements fail within a season.
1. Vinyl Stop Moulding with Integrated Bulb (the most common)
This is one continuous piece, usually about 5 cm wide, made of a rigid vinyl flange with a flexible bulb or lip running down one edge. The flange is what you nail to the front face of the jamb; the flexible bulb is what compresses against the door. It is available in lengths of 7 feet (about 2.13 m) for the sides and 9 or 16 feet for the header, and it comes in standard colours (white, brown, almond, black). This is the right choice for the large majority of residential sectional doors and is what most professional installers use.
2. Two-Part System (Wood Stop + Adhesive Foam Seal)
An older approach you will still see on doors installed before the late 1990s. The stop moulding is a separate piece of wood (a 1x2 or similar trim board), and a foam or EPDM rubber strip with a peel-and-stick back is applied to the wood after the door is closed. The foam version is cheap and easy to apply, but it compresses permanently in a few seasons and lets cold air through after the first hard winter. The EPDM rubber version performs better but still relies on adhesive that fails in extreme cold. 3. EPDM Rubber Jamb Seal (Premium / Commercial)
A heavy bulb-style EPDM rubber seal mounted on an aluminum or rigid PVC retainer. This is what you will see on commercial overhead doors and on high-end residential installations in coastal or high-wind regions. It is more expensive (typically two to three times the price of standard vinyl) but it lasts dramatically longer, handles UV better, and stays flexible in cold. For most southern Ontario homes it is overkill, but if your door faces a wide-open field, a lake, or a constant prevailing wind, it is the right upgrade.
What You Will Need
Before you start, gather everything. A jamb seal replacement is one of those jobs where one missing item sends you back to the hardware store mid-project, which always costs more time than the install itself.

- Flat pry bar or stiff putty knife
- Claw hammer
- Pliers or nail puller
- Tape measure
- Pencil
- Utility knife with a fresh blade
- Mitre box and fine-tooth saw, OR a power mitre saw set to 45°
- Hammer and 1.5-inch (38 mm) galvanized roofing or trim nails, OR a brad nailer with 1.5-inch brads
- Step ladder (you need to reach the top corners)
- Safety glasses, work gloves
- Caulking gun and exterior-grade clear or colour-matched siliconized acrylic caulk

- Two side pieces of jamb seal in the height of your door (7 ft most common, 8 ft for taller doors)
- One header piece in the width of your door plus 10 cm for trimming
- If your jamb wood is in poor shape, you will also want to budget for a length of pressure-treated 1x6 or 5/4 stock to replace it

Total parts cost for a standard 16-by-7 double garage door, replacing all three pieces in vinyl: typically $40 to $80 at a Canadian Tire, Home Depot, RONA or Lowe's in our area. EPDM premium upgrade roughly $120 to $200. Compared to the cost of heat lost through a leaking perimeter over a single Ontario winter, the payback is usually one to two seasons.
Step-by-Step Replacement
Allow yourself about two to three hours for a first attempt at a double garage door. The actual install is quick; the careful work is in measuring, cutting clean mitres, and getting the seal lip pressed against the door at exactly the right compression.
Step 1: Close the door and disengage the opener (safety first)
Lower the door fully so the panels are stacked vertically in the opening. Pull the emergency release rope to disengage the opener trolley. Step 2: Inspect the wooden jambs and header
Before you put new seal on, look at the wood it will fasten to. Push a screwdriver into the wood every 30 cm or so. If it sinks in easily, that wood is rotten and the seal will pull away from it within a season. Rotten jamb wood is replaced before the seal goes on. This is the most common reason a brand-new seal "fails" within a few months and it has nothing to do with the seal itself. Step 3: Remove the old seal
Slide the flat pry bar between the old vinyl flange and the wooden jamb. Work from the bottom upward, gently lifting in 30 cm sections at a time. Pull each old nail out with the claw of the hammer or with pliers; do not just bend nails over because the new seal needs a flat surface. Save one short scrap of the old seal so you can match the profile at the hardware store. Vacuum or sweep out any debris (mouse droppings, leaves, insulation chips) that accumulated behind the old seal.
Step 4: Measure, mark and dry-fit
Close the door and measure with the door closed. This is essential. Measure the full height of the opening on each side from concrete to the underside of the header. Measure the full width of the opening across the inside face of the header from jamb to jamb. Add 1 cm to each measurement for fitting room. Mark cut lines on the new seal with a pencil and the speed-square edge of your tape measure.
If you are using stop moulding with mitred corners, cut each top end at a 45° mitre so the side and header pieces meet cleanly. If you are using a butt-joint style (more common on budget vinyl), cut all three pieces square. A clean butt joint with a bead of caulk seals just as well as a mitre and is more forgiving for a first-time installer.
Step 5: Install the side pieces first
Start with one side jamb. Position the seal so the rigid flange sits flat against the wood and the flexible bulb just touches the front face of the door. The correct compression is "kissing the door," not "squeezing the door." If you crush the seal hard against a closed door, it will deform permanently in a season and act like a worn seal even though it is new. If you leave too much air gap, you will see daylight.
Hold the seal in place with one hand at the top. Drive your first nail through the centre of the flange about 30 cm down from the top. Step back and check the alignment. Drive a second nail near the bottom. Sight down the length to confirm it is straight and the lip compression is even. Drive intermediate nails every 30 cm. Do not over-drive: the nail head should sit flush with the flange, not dimpled into it, or you will tear the vinyl over time.
Step 6: Install the header piece
Repeat on the top. The header is usually the hardest piece to handle alone because of its length. A second pair of hands is worth recruiting here. If you are working alone, drive a temporary nail at each end of the header to hold the piece in rough position, then fine-tune the alignment and drive your final nails through the centre of the flange every 30 cm.
Step 7: Install the second side piece
Same procedure as Step 5. When you reach the top, trim the upper end so it butts cleanly against the header piece or, if you are doing mitres, so the 45° cuts meet at the corner with no gap.
Step 8: Seal the corners
Run a small bead of exterior-grade caulk along the seam where each side piece meets the header. This stops wind-driven rain from sneaking into the corner joint, which is the single most common leak point even on a professionally installed seal. Tool the caulk smooth with a wet finger.
Step 9: Test the door
Re-engage the opener trolley by pulling the release rope toward the door and operating the door once manually until the trolley clicks back into the carriage. Cycle the door three or four times to confirm the new seal does not catch on a panel hinge or get pinched at a corner. From inside, with the door closed, look around the perimeter one more time. There should be zero daylight visible anywhere.
Common Mistakes to Avoid
- Installing the seal with the door open. The door changes its position relative to the jamb slightly between open and closed. Always set the lip compression with the door fully closed.
- Crushing the seal against the door. Tempting because it looks tight, but the seal deforms permanently and fails fast. Light contact is correct.
- Nailing into rotten wood. The seal pulls away within weeks. Replace the wood first.
- Skipping the corner caulk. Most "the seal still leaks" calls trace back to an unsealed corner joint, not a defective product.
- Cutting the seal short. Vinyl shrinks slightly in winter cold. Leave 5 mm of overhang at the top and bottom rather than a perfect flush cut.
- Using interior nails or staples. Indoor finish nails rust within a season in our climate. Use galvanized or stainless fasteners.
- Painting over a flexible seal. Paint dries hard. Once painted, the seal cannot flex against the door. If you want a colour match, buy seal in the colour you want.
When to Call a Professional Instead
Jamb seal replacement is squarely in the DIY zone for most homeowners. Call a professional if any of the following applies:
- Rotted, twisted, or out-of-plumb jambs. If the wood is finished, the right fix is jamb replacement, not a thicker seal.
- Settling or framing damage. If the opening is no longer square (you can usually see this as a tapered gap that is wider at the top than the bottom, or vice versa), the framing has shifted and the door needs to be re-shimmed before the seal goes back on.
- Steel jambs on a commercial-style door. Steel jamb seals are riveted in place; the procedure is different and you need a rivet gun.
- Wind-load or hurricane-rated doors. The perimeter seal is part of the wind-load assembly on these doors. Replacing it with a non-matching product can void the wind rating per DASMA's guidance on wind-driven rain and sectional doors (TDS 1503).
- You are uncomfortable working on a step ladder. The header piece is awkward to install alone and the top corners are at full ladder height. There is no shame in booking the call.

For a garage specifically, the impact depends on whether the garage is heated, attached, or detached. A heated attached garage with leaking jamb seals can easily drive up the heating bill of the adjacent rooms by several percent over a winter, because the wall between the garage and the living space is rarely as airtight as an exterior wall. An unheated attached garage with bad seals will allow much more cold air to migrate through that shared wall and chill the floor of the room above. Either way, the seal is paying for itself within a winter or two.

Two non-energy reasons to replace failing jamb seals: rodents and small animals. The corners where the side and header seals meet are the favourite entry point for mice in late autumn, when they are looking for warm overwinter shelter. How Long Will a New Jamb Seal Last?
A quality vinyl jamb seal installed correctly on sound jamb wood, in our climate, lasts about seven to twelve years. South and west-facing doors are at the lower end of that range because of UV exposure. North-facing doors with shade overhang reach the upper end. EPDM rubber lasts longer (typically 12 to 20 years), but again, it is overkill for most residential settings and the cost rarely justifies itself on a south-facing suburban door.
The single biggest predictor of seal life is the condition of the wood underneath. A seal on dry, intact pressure-treated jamb wood will outlast the rest of the door. A seal on the same vinyl, installed by the same person, on slightly soft fir jamb wood, will be loose in two winters. Wood matters more than the seal.
Frequently Asked Questions
Can I just add more seal on top of the old one?
No. Layering seal compresses unevenly and prevents the door from closing fully against the new lip. Always remove the old seal first.
Will a thicker seal stop more drafts?
Up to a point, then it reverses. A seal that is too thick prevents the door from sitting flush in the closed position, which lifts the bottom seal off the floor and creates a worse draft than the one you were trying to fix. Match the seal profile to the actual gap.
Is foam tape acceptable as a quick fix?
As a temporary measure for one season, yes. Adhesive foam tape applied to the inside face of the stop moulding will buy you a winter while you plan a proper replacement. Do not treat it as a permanent fix; the adhesive fails in cold and the foam compresses out.
Do I need to remove the door to do this?
No. The jamb seal is fastened to the framing and is fully accessible with the door simply closed. You should never remove a garage door yourself; that is a job that involves spring tension and is one of the most dangerous operations in residential service. Will replacing the seal also fix water under the door?
Sometimes, but more often water under the door is a bottom seal or floor slope issue rather than a jamb seal issue. What if my door is wider than standard?
Header pieces come in standard 9, 16 and 18-foot lengths. For unusual widths, you butt two pieces together end-to-end and caulk the joint. The joint will not be visible from outside.
A Sensible Maintenance Schedule

- Spring: Walk around the door and look for UV damage, cracks, and any sign of pulling away from the wood. Squeeze the seal lip; it should be supple. Wipe the seal with a damp cloth to remove dust and pollen that wick moisture into the rubber.
- Autumn: Repeat the inspection. This is the last chance to catch failures before the first hard frost. Check the corners and the bottom 30 cm of each side seal carefully.
- After any heavy impact, ladder fall, or storm: Look at the seal again. A glancing blow with a snow shovel or a wind-blown patio chair can tear the seal in a way that is not obvious until the next snowstorm.
