From Knock at the Door to a Tested, Tuned, Warrantied Install
You signed the quote, picked the door, picked the colour, and chose the opener. Now the install date is on the calendar and the question on most homeowners' minds is the same: what actually happens on the day? How long will the driveway be blocked, what do the installers need from you, and what should you check before the truck pulls away?
A professional residential garage door installation is a remarkably tidy job when it is run well. Two installers, a few hours of work, no plaster dust, no demolition inside the house. But it is also one of the few times a service crew will be assembling a several-hundred-pound system at your home with parts under serious mechanical tension, so the prep on your side and the final walkthrough on their side both matter.
This guide walks through a typical installation day for a single or double residential garage door in Ontario, step by step, from the morning knock to the final walkthrough. The information below is built on years of installs by our crew in the London area, cross-checked against the Door & Access Systems Manufacturers Association (DASMA) inspection guidance and Clopay's published install procedures. There are no upsells in this article. Just an honest picture of what a good install looks like.
Before the Install: What Happens in the Week Leading Up
A real installation day actually starts before the truck arrives. Reputable dealers do a pre-install measurement and confirm three things: the rough opening dimensions, the headroom and sideroom available inside the garage, and the back-of-garage backroom for the opener. Clopay's published installation guide spells out the minimums most homeowners do not know: at least 3-3/4 inches of sideroom on each side for a standard track, at least 10 to 12 inches of headroom above the opening, and door-height-plus-18-inches of backroom for the door to fully roll up. Clopay quote the headroom on the low side; our own fit checker asks for 13 inches for a standard lift track, or 15 once a ceiling opener rail goes above it, and anything less is a low headroom job. Three to four days before the install, the office should call to confirm the time window and any last details: paint colour, window pattern, opener model, hardware finish. If the door is being shipped from the manufacturer (Clopay, Garaga, Steel-Craft, Wayne Dalton, Amarr), the dealer should have it on the truck the morning of the install or in the shop the day before. If you have not heard from anyone the day before, call. A quiet phone usually means a logistics issue.
What you do not have to do: No permits are normally required in London or surrounding Ontario municipalities for a same-size replacement door on an existing residential garage. Permits are typically only required if the rough opening is being enlarged, the building is in a designated heritage area, or the work involves structural framing changes. The Night Before: Your Five-Item Prep List
Most installers ask for almost nothing from the homeowner, but a few small prep steps make the day faster and lower-stress for everyone:
- Move both vehicles out of the garage and park them on the street or at a neighbour's. The driveway will be the work area for the crew's truck and tools.
- Clear a path inside the garage at least three feet wide along the inside of the door. The installers will need to walk the new panels in from the truck and lift them into the opening.
- Move bikes, trash cans, sports gear, and stored items at least four to five feet back from the door, or to the back wall. The track and horizontal rails extend back into the garage at the height of the ceiling.
- If the opener is being replaced, unplug the existing one. Locate (or write down) the existing Wi-Fi password if you are getting a smart opener; you will need it for the app pairing at the end of the day.
- Decide where you want any wall-mounted keypad and indoor wall button installed. Most installers default to standard placements, but if you have a preference, tell them in the morning, not at the end of the day.
Anything you don't move, the installers will work around. Whether the door comes off cleanly enough that nothing inside the garage gets dusty depends entirely on whether the area is clear.
Morning: Arrival, Inspection, Old Door Removal
The Arrival Window (Usually 8 to 9 AM)
Most Ontario garage door companies run install crews on a 7:30 AM to 4:30 PM workday. Your install slot will usually start somewhere in a one to two hour arrival window in the morning. The crew lead will introduce themselves, ask about access, and walk the existing door with you before any wrenches come out. This is the moment to point out anything specific (a tricky electrical outlet, a fragile ceiling fixture above the opener, a brand-new floor that needs extra protection).
The Pre-Install Inspection (10 to 15 Minutes)
Before they touch the old door, professional installers walk through a short verification step: they re-measure the opening, check the floor for level (a sloped floor needs adjustment in the bottom weatherstrip), confirm the spring system specification on the work order, and visually inspect the framing for rot or damage. About one install in twenty turns up something on the inspection that needs a quick conversation: an out-of-square opening, a piece of rotten jamb wood, or a non-standard header that needs a different track bracket. A good crew will pause and explain before they keep going.
Removing the Existing Door (30 to 60 Minutes)
This is the loudest part of the day. The crew will:
- Disconnect the opener from power (and from the door if it is staying).
- Unwind and remove the existing springs. This must always be done with proper winding bars by a trained technician. DIY spring removal is the number-one cause of serious garage door injuries in Canada, which is why we devote an entire article to the topic in our springs guide.
- Disconnect the lift cables from the bottom brackets.
- Lift each door section off the rollers, starting from the top, and carry it out of the garage. On a four-section steel door, this is four sections, each 21 to 24 inches tall.
- Unbolt and remove the vertical and horizontal track, the spring shaft (or extension spring assembly), and the brackets.
By the time the old door is off, the opening is bare framing on three sides with the existing jamb wood and the header still in place. The driveway and the floor of the garage will have most of the old hardware laid out in a rough pattern, ready to load into the truck.
⚠ The Spring Question You Should Always Ask
If the old door had extension springs (the kind that run alongside the track), ask whether they had safety containment cables. DASMA's official safety guidance is very clear: extension springs without containment cables are a serious hazard, because a broken extension spring becomes a flying piece of metal. Reputable installers will always install containment cables on a new extension-spring system, and most modern doors now ship with torsion springs (the safer design) by default. If your old door had unsafe extension springs without cables, your new door is a real safety upgrade, not just a cosmetic one.
Midday: New Door Assembly and Installation
Step 1: Prep the Opening (15 to 30 Minutes)
With the old door gone, the crew checks the jamb for level, plumb, and square. Any rot, water damage, or unevenness is addressed now. If the existing jamb wood is in poor shape, the installer should be honest about it and offer to replace it. This is normally a small additional charge ($60 to $150 of pressure-treated lumber and labour), and it is worth doing because the new door's weatherstrip seals against this wood. A bad seal here is one of the most common reasons a new door does not feel tight.
Step 2: Lay Out and Assemble the Sections (45 to 60 Minutes)
The new door arrives in flat-packed sections wrapped in protective film. The crew will lay them on sawhorses or padded blocks on the driveway and:
- Remove the protective wrap.
- Attach the real (inside) hinges to each panel at the seams. These are the load-bearing hinges that allow the panels to bend as the door rolls up the track.
- Install the roller stems on each side of each panel. Modern doors use 7- or 10-roller stems with nylon or steel rollers; nylon is quieter and the standard choice for residential doors, as we cover in our roller guide.
- Attach the bottom-bracket assemblies and the lift cables to the bottom section. These are the parts that connect the spring system to the door.
- Mount any decorative hardware (handles, strap hinges, clavos) per the design you chose, as covered in our decorative hardware guide.
Step 3: Set the Bottom Section and Build Up (30 to 45 Minutes)
This is the moment the new door starts to look real. The bottom section, with its weatherstrip and bottom brackets attached, is lifted into the opening and levelled. Wood shims are tapped under it as needed. C-clamps or locking pliers hold it in place against the jambs. Once the bottom section is level and plumb, each successive section is placed on top, locked into the section below with its hinges, and aligned. By the time the top section is in place, all four sections are stacked in the opening and held by clamps.
Step 4: Install the Vertical and Horizontal Track (30 to 45 Minutes)
The vertical track on each side is positioned with the rollers seated, fastened to the jamb, and adjusted for plumb. The horizontal track is then attached at the top, supported by the rear track hanger (a piece of strap or angle iron lagged into the ceiling joists). Track alignment is one of the highest-skill parts of the job; misaligned track is the cause of most premature roller wear and most "binding door" service calls, as covered in our track problems guide. A good installer takes the time to get this right; a hurried installer leaves it slightly off and the door pays for it for years.
Step 5: Install the Spring System (30 to 60 Minutes)
The torsion spring (or extension springs, if specified) is now installed. For a torsion-spring system: the spring shaft is mounted above the opening, the springs are slid onto the shaft, the cable drums are attached to each end, the lift cables are routed and connected, and the springs are wound to the calculated tension using winding bars. The exact number of turns depends on the door's weight, the spring's wire size, and the drum diameter; this is a calculation, not a guess, and an experienced installer will check it with a balance test afterwards.
The balance test: With the opener disconnected (or before it is installed), the door should rest steady when raised halfway. If it falls, the springs are under-tensioned. If it rises on its own, they are over-tensioned. A properly balanced door is the single most important determinant of how long all the other parts (rollers, hinges, opener) will last. Watch the installer do this test before the opener goes on. If they do not do it, ask for it.
Afternoon: The Opener, the Smart Features, and the Final Tests
Step 6: Install the Opener (45 to 75 Minutes)
If you are also replacing the opener, this is when the new one goes in. The header bracket is mounted above the door, the rail is hung from the ceiling with the steel angle hangers, the motor unit is positioned at the back, and the trolley is connected to the top section of the door with the J-arm. The crew then runs power (a dedicated GFCI outlet within reach is required by the Ontario Electrical Safety Code), routes the wires for the wall button and the safety sensors, and bolts the sensors at the required height of no more than 6 inches above the floor. This 6-inch maximum is set by DASMA TDS 364 to ensure the sensor beam catches a small child crawling under the door, as we cover in detail in our photo-eye sensors guide.
Step 7: Program, Pair, and Test (20 to 40 Minutes)
The final phase covers all the software-and-pairing work:
- Setting the up-limit and down-limit travel positions on the opener.
- Calibrating the auto-reverse force settings. The opener should reverse off a 1-1/2-inch obstruction placed on the floor (a 2x4 laid flat) during a force test. This is also called the contact-reversal test.
- Testing the photo-eye reverse. Wave a hand through the beam while the door is closing; the door must reverse immediately.
- Programming any remotes (in-car HomeLink or Car2U, handheld remotes, keypads).
- For a smart opener (Wi-Fi, Apple HomeKit, Google Home, Amazon Alexa, myQ, Aladdin Connect): pairing the opener with the homeowner's home Wi-Fi network and the manufacturer's app on a phone. - If a battery backup is included, plugging in the backup battery and verifying the unit lights up and operates with mains power disconnected. As we cover in our battery backup guide, this is now mandatory under California law and standard practice across Canada.
Step 8: The Walkthrough and Sign-Off (15 to 20 Minutes)
The crew will then walk the finished install with you. A thorough walkthrough covers:

If any item on this list is missing or unclear, this is the moment to bring it up. Once the crew is back in the truck and on the way to the next job, calling them back is a real inconvenience. Five extra minutes during the walkthrough is the best deal of the day.
What a Professional Install Should Cost in 2026
Pricing in Ontario in 2026 covers a wide range depending on the door size, insulation, glass, hardware, and opener choice. The figures below are typical installed prices, before HST, for a like-for-like replacement on an existing garage with no framing changes:

Installation labour is normally included in these prices. Extra charges may apply for: jamb replacement, header reinforcement, electrical work (new GFCI outlet, dedicated circuit), removal of an unusually heavy old wood door, or installation in a tight or non-standard opening. A good quote spells these out before the install date, not after.
How Long Will the Driveway Be Blocked?
From the moment the truck arrives to the moment it leaves, expect about four to six hours of total time on a typical replacement. The driveway will be partly blocked the entire time (truck, sawhorses, drop cloth). Plan for one full half-day with no vehicle access through the garage. The garage itself is unusable for closer to 2 to 3 hours in the middle of the install when the opening is open and the new door is being assembled.
What Can Go Wrong on Install Day
Most installs run cleanly. The handful of things that occasionally cause delays:
- Out-of-square or unlevel openings. Older homes (1960s and earlier) can shift over decades. The installer can usually shim around small differences, but a badly out-of-square opening may need framing correction before the new door goes in.
- Rotten or damaged jamb wood. Common on older garages without a proper drip cap; the new door cannot seal against rotten wood. Fixed during the install for a small extra charge.
- Missing or undersized GFCI outlet. The new opener needs a grounded GFCI outlet within reach. If the existing one is missing, undersized, or on the wrong circuit, an electrician may need to be scheduled for a follow-up.
- Door arrived damaged in transit. Rare, but a dented panel can mean a same-day re-order from the manufacturer. Most reputable dealers (including ours) keep a stock of the most common panels for exactly this reason.
- Spring sizing mismatch. The springs that come with the door are sized for the door's published weight. If you add heavy decorative hardware or an aftermarket window kit, the spring tension may need adjustment. A good installer will balance-test and correct before they leave.
The First 24 Hours After Install
For the first day, treat the door gently:
- Cycle the door 10 to 15 times during the day to let the rollers and springs settle into their final position. Mild creaking or settling sounds on the first day are normal.
- If you ordered a smart opener and the Wi-Fi pairing was tricky, plan to test the app from outside the house (cellular network, not Wi-Fi) to confirm remote access works.
- Re-test the photo-eye reverse and the auto-reverse force the first evening. A door that does not reverse properly is an emergency, not a "wait until morning" item. If you find an issue, call the dealer.
- Register the door and opener warranty within the timeframe specified in the paperwork. Most warranties default to a shorter period if you do not register within 30 days.
Your maintenance starts in 6 months: A properly installed door needs no maintenance for the first six months. Warranties: What Is Actually Covered
A professional installation comes with two layers of warranty:
- The manufacturer warranty on the door itself. For a steel door, this typically covers the panels, paint, and hardware for somewhere between 3 years and a lifetime, depending on the model. The big-name manufacturers (Clopay, Garaga, Steel-Craft, Wayne Dalton, Amarr) all publish their warranty terms; ask your dealer for the spec sheet that matches the door you are buying.
- The installation warranty from your dealer, covering the labour. Clopay, for example, offers a 1-year installation warranty through authorized dealers. Most reputable independent dealers (including ours) offer the same or longer.
Opener warranties are typically separate, ranging from a 1-year on the wall button and remotes to a lifetime on the motor for premium models like the LiftMaster 8500W or Chamberlain B6753T. Battery backup units carry their own 1-year battery warranty.
Frequently Asked Questions
Can I be at work during the install?
Yes, as long as the crew has driveway access and a way to reach the existing opener power. Most installs are completed with the homeowner away for at least part of the day. You will still want to be home for the walkthrough at the end, when the crew demonstrates the door operation and goes over the warranty and manual. If you cannot be home at the end, ask the dealer to schedule a follow-up walkthrough call or video session.
Will the install make a mess inside my garage?
Minimal. The old door comes off in clean sections, and any debris (loose insulation, rusted brackets, old drywall around the jamb) is bagged and taken away. A drop cloth should be down throughout the install. We have never had a homeowner mention dust on items at the back of the garage as long as the area near the door was cleared.
Do I need to be home when the new door arrives?
If the new door arrives ahead of the install day (some dealers ship door and opener separately a few days before the install), then someone needs to be home to receive it and store it somewhere safe and dry (the garage itself or a covered porch). If the door arrives on the install truck the morning of the install, you do not need to receive it separately.
What if the install runs long and there is no door at the end of the day?
It happens, especially if a damaged panel or a framing issue is discovered mid-install. Reputable dealers carry temporary measures: they can re-install the old door in a temporary state, or use a steel plate or tarp across the opening for one night with the homeowner's permission. The full job is then completed the next available morning at no extra charge. The dealer should never leave a garage opening unsecured overnight.
Can my old opener work with the new door?
Often yes, if the opener is less than 10 years old and has working photo-eye sensors and an auto-reverse feature. If the opener predates the photo-eye-sensor era (mid-1990s and earlier), Canadian and US safety standards no longer permit reusing it, and a new opener is required. Does a new door need to be painted after install?
No. Modern steel doors come factory-finished with a baked-on primer and topcoat that is warrantied for years against chipping and fading. The only doors that may need post-install staining or painting are unfinished cedar or fir wood doors, where the finish is part of your design choice. Steel and aluminum doors arrive ready to use.
Is there a "good" time of year for a new door install?
Spring and fall are the easiest seasons for installers (mild weather, lubricants flow well, sealants cure properly). Mid-winter and mid-summer are perfectly workable but slightly less ideal: in deep cold, the weatherseal can be stiff and harder to compress evenly; in extreme heat, panels can be warm to the touch and lubricants run thin. None of this affects the door once it is installed. Schedule when it works for you; the door will be fine either way.
What if I find a problem a week after install?
Call the dealer. A reputable installer will schedule a follow-up visit, usually within a day or two, at no charge. Most one-week-post-install issues are small adjustments: a limit setting that needs to be tweaked, a weatherseal that has settled and needs a small shim, a remote that needs re-pairing. Real defects are rare and almost always covered by the install warranty.
